Ignoring loan #945 (£7.6m) as it hasn't been distributed yet, I make the total amounts £8.415M. There's currently £217M in the AAs (£79M 90DAA, £72M 30DAA and £66M QAA). Before the £8.4M of repayments total AA holdings were therefore slightly over £225M, meaning 3.73% of AA money was repaid rather than 10%.
My calculation using data from loan #237 would be that there is currently ~£220,928,220 lent out in the AAs. Question - is that all retail investors or including institutional investment ??

Question - is that all retail investors or including institutional investment ?? I haven't seen it disclosed how institutional investment is factored in - depends whether they participate via the AA, or via some separate mechanism. I thought we'd established that institutional money is separate to retail except the Luxembourg fund which invests via the MLA not the AA.

You are assuming we all have equal pro rata exposure to each loan - which I’m not sure is the case. Is there weekly / daily rebalancing of the loans portfolios - I’m not sure the product is that sophisticated.

And it constantly rebalances behind the scenes.

Looks like the right thread. There has been no repayment distribution since the SM went live. We have been told (today) by Chris that the distribution algorithm has not been changed, but we have not been told when the next distribution will be made. My guess would be that they wish to see the SM working and settling before throwing more cash into the mix.

You own a proportion of the whole pot. That's it.

I had tried that, but your message prompted me to look again, and I realised that I had a weird little <0.01 withdrawal instruction on the 90d variant preventing me from seeing that.

You can look at the current market discount by clicking "Invest" in any of your other AA "variants" that doesn't have a withdrawal set up, even an empty one (eg. an empty IFISA 90DAA). However, a "Current Market" display button / pop-up showing the £ sums offered and bid at each discount level is very much still requested! The way that PropertyPartner show their SM is quite neat, using a simple graph that reveals the actual £ figures when you hover over the bars, but a straightforward list would do equally well ( chris / scottassetz)
