One of my checks for every property CP or otherwise, worst long term flooding risk I've seen in a while, three pronged. Was going to invest but not now, might explain the slightly higher interest rate.

Gains* - 22jun2021. Hmm, river views. tbh I didn't go any further than the govt website, an interesting long term flooding rating, not the way you'd expect though. Didn't check the ground height relative to the water. Not for me, too big and too wet. CP have a fat pipeline so plenty of choice.

In terms of today's loan: "Very low risk" for "Rivers and the sea". "High risk" for "Surface water" @ the long term flood risk website. It's a pity CP do not share the relevant valuation reports etc., as other platforms do, where the risk assessment for flooding would have been shared. In terms of flood risk, how risky do you believe this development might be?

Not qualified to give an opinion on the viability of the development. I have my own criteria, long term flooding risk is one of them even though it would be unlucky to affect the development before we get repaid. It's also a former industrial site.
CP will give you the valuation document if you ask, not sure about the legal document. They obviously don't want to distribute these documents to negate any malicious endeavours and feel they are more qualified to assess them than investors which is probably true but hardly the point.

These houses are being advertised already. Only one missing is the large plot which is going to have to be around 1.5 Mil to match the GDV given by CP, it is a larger plot. I don't see anything like these prices 1.1->1.5 Mil. in that road. What is it they say about buying houses, always buy the cheapest house in the street not the dearest ! I'm in this one.

I see the Halsall loan has the same developer as Abergele !! thank you. I was about to cancel pledges on loans which were supposed to start weeks ago to invest in the new loans this week. This is one loan I won't be investing in.
I don't know what is behind the start delays but CP need to either communicate or fix the issue, it has reached the point of a trend has it not. While I applaud them not starting loans until everything is spot on, there is obviously an issue which can be dealt with better than currently. It makes a mockery of the advertised returns if your cash is sitting earning no interest for such long periods, more so for the shorter loans.

In spite of any possible concerns re Halsall it went very quickly in spite of its size but the percentage via Autoinvest was high as I got 20%. For "Windmill" which was a similar size and also went very quickly I got 12.7% and for Cagefield Rd (all filled by Autopledge) but much smaller I got 4.7%. It seems clear that CP have no trouble filling loans and the small loan tomorrow (£212k) is already "full" at a 7% interest rate.
