Apologies for breaking the puns thread, but .. Reading the details on this, I am a little confused. Exit is supposed to be by refinance (B Bank), but then it goes on to say the borrower is sure they can sell enough plots to pay off the loan within the period (that's quite a lot of plots!) .. so which is it supposed to be?! There's nothing like a good clear exit strategy, and this is ...... 8>. I thought the same. Maybe if they can't refinance they are hedging their bets. Why would anyone need to hedge their bets if they have a dead cert?

You know, I have a failed vegetable plot in my garden... Why failed? ... lazy a*se. TBH .. I also have a small veg plot , green beans and sprouts, i luv em, but can i be bothered to clear out the plot when harvested.. Nope.

I think you are just seeking to resurrect your vegetable plot. It was always said that the greenest spot in prisons were where they buried the executed convicts We found a heck of a lot of bones while digging the veg patches here... Unfortunately, they were probably dog, so no excuse to get West Mercia constabulary to help dig. You could always ask south yorkshire police.. they will happily just cover em up.

Given that this is a public forum and therefore indexed by e.g. google, keep in mind/consider how individual posts and subsequent replies might appear without the context of knowledge of the loan under discussion before posting.

After some digging it would appear that the plots at the graveyard are already up for sale, through an investment co, as an investment tool at substantially less than £15k. and if i'm reading it right, at approx 15% of the £15k. They are apparently being touted as an alternative investment, aimed at investors who are losing faith in the London buy to let market. "At R****** you can buy four burial plots for £8,000 – the minimum investment – and the developer is guaranteeing a return on investment of 40 per cent in two years. If your plot has not been bought in that time – by a family needing a plot or by another investor – then the developer is offering to buy it back." FWIW the investment co seem to have questionable methods of finding investors. I work for a bank and my whole department was spammed with a marketing email, we wondered if they knew something we didn't and then promptly trashed the email. As a strategy for finding high net worth investors I dont think it will be very successful.

Buying back doesn't specify at what price. Should investors rely on the assumption that the buy back price will be the same, 40% higher or half price? I love half price. Half price of highly inflated stock is ....um what value? Probably near the real marketing value.

New PBL pipeline loan. Industrial Estate in Fife, £2.45m loan against £3.75m valuation - 65% LTV. Straight in at stage 3. A quick look online and I can't find the borrower (who is indicated in the valuation report). Misspelt? Or so new that's they have yet to be registar on the companies house database?
