Eyes up lads (*and lassies, of course*) .. 12360 offering 10%, 12 months, AND a 2% cashback. Grab it now before the gluttons arrive ... (unless of course it is a listing error, which it probably will be if it fills 'too fast')

I feel a little flip may be on the cards. Cheers John

I'm having to hold back a bit on this one as I filled up fully on the same developer's "cricket pitch" scheme in South London (12149 / 12170) which is linked to this one by cross-default clauses. Given there's also a 3rd scheme tied in with the same cross-default arrangements, there'd be a whole HEAP of money tied up if they were defaulted in tandem, especially given that "Ranking (seniority) of any claims will be assessed at that time"...!

Loan 12234 just managed to fall over the £320k line - with the aid of the FC Office Junior who has been bidding £100 a pop for the last hour!
Where does that leave the much younger 12316 which is a £565k A+ @ 8% without CB?

Whilst it allows Furtively Creative to tell Borrowers that their auctions filled successfully, it's got to improve CB prospects on later tranches / other loans. Even if 12316 is shoved over the line in 9 days' time by FCPF, that's just the first tranche of £1.3m so has to be a good prospect for 2%CB in due course.

There's a new one in Huddersfield (12415).
A+ 9% but no CB.
Looks like Frightened Cashiers are trying to avoid giving the CB if they can get away with it.

Was it Richard III that said cash back, cash back, my kingdom for some cash back?

The only snag with the luscious splashback is that it lures in hordes of flippers, making the loan parts very slow to sell except at a discount. I'd rather have a really good rate without cashback, so that I can have greater assurance of being able to liquidate the loan parts should I need the cash.

Huddersfield (12415) Looks like they have run out of direct investors in the flats so now need a loan. A+ yes for the completed development, but not as it stands.

However it remains very liquid at less than a 1% discount so if you really do need to sell it will only be at the loss of 45 or so days interest/less than half the CB you got.

If you received a cashback, and don't offer an equivalent discount to your buyer, then you are doing exactly the same as the "hordes of flippers" you implicitly criticise (indeed, maybe not, because many offer a discount presumably in order to turn their money around quicker than waiting for it to sell at par). Saying something like "cashback loans sell slower" when you're trying to pocket a 1.75% (or 0.75% or 0.25%) profit on the cashback loan, but accepting a 0.25% loss on the non-cashback loan hardly seems a fair test!
