Asked for £300 - expect to get half of that - don't mind if I get all of it - this will be REALLY interesting to see what influence this forum has. Eg if the loan is oversubscribed then it suggests this forum's opinions are not seen by the masses. Very interesting! Jack P PS: Why am i investing in this loan? Because i invest in SS FC property loans and I think this is of equivalent quality but yields 1% more!

If by SS you mean FC, FC bridging loans (short term property loans) are mostly at 10%. You might see something similar at AC at 8%.

Just playing devil's advocate here. If SS can fill the loan at 9% (which I"m sure they can) then why not? If they can fill it at 8% or 7% or even 6% then why not? Isn't the goal of any business in a capitalist society to maximise profits? The rest is left to compertition and market forces. I guess they don't owe us 12%. I'm going to regret posting this aren't I Personally, i will not be in this one.

Slight oversight, the advance loan email still says on top I think that the entry you refer to is their general headline rate (not specifically this loan). In the body of the email it specifically says 9%.

But, from another business point of view, if you are seen to be pricing for liquidity not risk, it will be viewed as a negative. I hope SS don't go there. A more balanced book might see me increase my SS cap, but only if it's with loans on a sensible risk/reward scale.

Meanwhile, Ablrate who tend to offer between 10 and 12%, currently have two on offer at 14% - possibly not for the faint hearted??

Agreed at the moment parts will not sell. But when the secondary market droops back to just short term/negative term impossible-to-value fields and industrial units, 9% on a house may seem more agreeable Jack P

I suspect there'll be a significant amount of the SM quite quickly - there's bound to be someone out there who hasn't spotted the new lower rate and who also hasn't changed their prefund value. But it'll get snapped up quickly too. I based this on my golden rule of "investment liquidity probability" - the prettier the picture the better it sells!
