Yes I get a lot of these as well. It's annoying. There seems to be a mountain of lower rate money available at the moment probably due to the new tax year.

Overall I agree, time will tell, but at at least they have a plan and seem to be delivering on it.

Well done Ilmoro, I am sure I can dig out some of this as I am in a bunch of these. I will upload details later in the week,if I am not beaten to it.

If you type in the address it redirects to Lendy, so looks pretty clear to me. Pretty unethical in my view.

I don’t think they are there yet. There is a private page for the London loan, but it is hidden and you need the link to access it. If you are in the London loan you should have this link from various emails. I hope they intend to provide something easier to access like perhaps a tab on the existing loan pages for each loan. Although in truth a summary page for all late loans, showing a recent detailed update and a RAG rating would be more useful.

Does anyone know what they are valuing themselves at?

Correct, I didn’t change the rate. It never occurred to me the same rate could at one moment apply to the rolling market and next moment the 5 year market. In fact I still think this makes no logical sense.

I recently moved all funds from the rolling market to the 5 year market because I still want to control the rate used after the recent changes to this market. Rather than move the funds into my holding account first via the reinvestment settings screen, I asked for the funds to be reinvested directly from rolling to 5 years. My rolling market rate was set at an optimistic 4% and the 5 year rate and extremely optimistic 6%. This allows me to intervene and set the rate for unmatched funds. The funds were duly moved across however the rate used was the rolling market rate! As this is substantially below the 5 year rate the funds were immediately lent out. I have raised this with Customer Services but their position is this is correct processing.
Has anyone else had this problem, if so what was the outcome?

As I can only see the rates I achieve in the rolling market heading south after this change, I am directing the funds to the 5-year market where you will still be able to set a rate.

I have the same issue - they have obviously shot themselves in the foot here. It would be good to know the timeline for a fix. Hoping to release the fix later today, if not tomorrow. Thanks. I could access my pre-existing IFISA ok this morning. So it looks like it has now been fixed.

My situation is this same - no dividends. I am assuming the policy is now quarterly dividends. However this could have been communicated better.

No management agent is going to be perfect . I for one would rather deal with one agent than a myriad of agents.

The House Crowd in Administration
HCP 156

Like yourselves I have bridging loans with a some of the companies that specialise in that type of finance. However I have not been tempted into taking any of the HouseCrowd offerings in this area, 1) because the rates are lower and 2) with the benefit of hindsight I can see this is a fairly specialised area and you would need a strong team to stay on top of it.
