Hello everyone, I am representative of EstateGuru (www.estateguru.eu), a new Estonian-based P2P lending site, where you can invest in real estate backed mortgage loans. We recently lauched our website and there are 3 investment opportunities available. As we are in very early stage and trying to attract new investors to the platform, we would like to know your opinion. As we are newcomer and it takes bit time to fill up the loans. When investor invest to the loans, then their money can be tied up to 2 months and during that time earning no interest. We would like to know, what would make you to invest in platform? E.g 1) cash-back option: invest 1000€ and receive 50€ after project is financed 2) should we pay afterwards interest for that waiting period as well when project will be finance 3).. . A lower minimum ie £100 will find you much favour and some sort of compensation whilst the approx 2 months evolves. Success platforms like Savings Stream and the rather new Albrate have found these points very helpful. A lower minimum ie £100 will find you much favour and some sort of compensation whilst the approx 2 months evolves. Success platforms like Savings Stream and the rather new Albrate have found these points very helpful. We know that 2 months are long period and due to that we would like to offer some kind of compensation to our investors. We would like to know what kind of compensation is the best and most attractive for investors. You're also right that all the fees are paid by borrower. Investing is free and simple. Unfortunately currency risk exists until pound will be fixed to EUR or UK will adopt EUR. Furthermore, to cut exchange costs you can use transferwise. Thank you for your posts. We would like to know what kind of compensation is the best and most attractive for investors. If you have the resources to do so, I would think that adopting SavingStream's approach of paying interest from the time an investment is made would keep your lenders happy. Offering 5% cashback -- as you indicated in your first message -- would attract some people, but it wouldn't be a very effective incentive if there's a chance that a loan might not proceed and the lender wouldn't get their cashback.

There are already several UK providers offering secured property investments, with rates of around 12% proving to be typical for 12 month loans. It is hard to find anything compelling in a Euro denominated investment paying 10%, with the risks of currency, drawdown delays and stability of a new platform to be added to those associated with property lending in general.

Other than diversification to another platform. Personally i feel i have too much with one at the moment. But saying that you have to be really really good to get us to try you out with any significant investments! /beastie

Whilst not passing any comment in particular on this platform (which I have not looked into at all yet), I would note that "risks of currency" would be a relative concept, as it is the currency you plan to be spending in the future that is of most significance... For someone planning to retire to a country that uses the euro, a euro-denominated investment would be removing currency risk rather than adding it.

We have permission from Estonian FCA to operate like many other Estonian platforms e.g. Crowdestate, Investly. Unfortunately, we have not made contact with FCA in the UK, yet - It's our plan for near future. We have very strong team + mentors. Our founders have lot of experience in real estate and good track-record. Furthermore, our first investors were also among the first equity investors in Bondora. We have experienced team and support. In addition to this, we do very detailed analysis of borrower, borrower's creditworthiness and about particular asset. Indeed, our offered interest rates are almost the same or even higher (7-20%) as provided by our UK competitors. We're trying to have 2-3 investment possibilities available to invest in all the time, to provide you with range of choices. Of course our platform is great place, where you can diversify your risk by investing in different market than UK. It is always good to have some proportion of your money in other currency, in case something will happen with your currency or market. At the moment, we're working on how to compensate investor for holding their money in our platform, while projects are waiting to be funded. Feel free to indicate your opinion here.
