Well thats the solution. Normally I wouldn't check that regularly, but this one got me suspicious as last time after they paid up, they took their 2nd tranche.

Hello everyone, I am representative of EstateGuru (www.estateguru.eu), a new Estonian-based P2P lending site, where you can invest in real estate backed mortgage loans. We recently lauched our website and there are 3 investment opportunities available. As we are in very early stage and trying to attract new investors to the platform, we would like to know your opinion. As we are newcomer and it takes bit time to fill up the loans. When investor invest to the loans, then their money can be tied up to 2 months and during that time earning no interest. We would like to know, what would make you to invest in platform? E.g 1) cash-back option: invest 1000€ and receive 50€ after project is financed 2) should we pay afterwards interest for that waiting period as well when project will be finance 3).. . 15-20% of my borrowers on estateguru pay late, most 2-5 days, never more than 3 weeks. If it's only interests there is no penalty (by law) so it doesn't bother them. Don't look too often into your account and it won't bother you too Why there is no penalty by law? Which loan types are we talking about? Or penalty does not exist in Estonia at all ?

So far all capital returned with most of the interest as well. They seem one of the strongest amongst once that operate in EU. They keep expanding adding different countries. recently Germany. There is a SM but not liquid enough as I would like. Good portion of information about borrowers. The site functions quite well and is fairly pleasing to eye, if someone cares.

If someone is using Telegram application ( desktop , phone , tablet ) then there is a EG chat for those who are interested. Its not very active at the moment and I think its cos there is not much drama with platform itself. There are also other EU P2P chats, like Mintos , Grupeer ... just ask community and they should provide you with appropriate link t.me/EstateGuruCo
