SECURITY VALUE - £3,250,000 LOAN VALUE - £1,787,500
LOAN TO VALUE - 55%
REMAINING TIME - 44 days
As there isn't much information and just is due to be repaid/renew I thought it might be worth having it's own thread. I'm invested in this loan and can see the potential.
The current update is:
1 Month ago and 2 weeks ago: "We have offered to finance an adjoining piece of land and renew the existing loan for a further 12 months. Details to follow within 3-4 weeks."
Obviously still waiting for an update so I don't expect much to happen in this thread but I would be interested to know everyone's thoughts wrt renewing the loan?
I'm from Hull although don't live there any more since last year. I still have ties and always will (BTL properties and family) and are subsequently travelling and staying in Hull about 10minutes from PBL054 next weekend for both business and pleasure.
If there is anything anyone would like to know about the land or anything I can investigate while I'm there I would be more then happy to oblige.

Having lived in Hull and spent many times on St Andrews Quay I can with some confidence say more retail (and other) options would be welcomed by most. I'm not too convinced of the Sainsbury's or the M&S considering the popularity of Tesco in St Stephens, however I don't suppose that will effect us once the loan is repaid.

If the amount of security can be increased so that the replacement loan wouldn't have an increased LTV, then I have no problem with a renewal and would be happy to invest in it.
